Builders market houses. We explain the market.

You can already find the houses. What nobody publishes is what one costs you every month. The tax rate. Whether a MUD or a PID sits on top of it. The HOA. The school district that actually serves the address, which is often not the one on the mailing label.

Why price alone misleads you

The cheaper house can cost more every month

Two houses. One is $35,000 cheaper. It still costs more to own, because the tax rate on it is over a point higher. That gap does not appear on a builder's sign, on a listing site, or in a monthly payment estimate that assumed a rate instead of looking one up.

Finding that gap is the entire job of this site. It is also why we will not print a tax rate we have not pulled from the appraisal district.

An illustration, not a listing
Monthly$350,000 at 3.2%$385,000 at 2.0%
Principal and interest$1,991$2,190
Property tax$933$642
Total$2,924$2,832

Assumes 6.5% on a 30 year fixed, 10% down, taxes only. Excludes insurance, HOA, and any MUD or PID assessment. This is arithmetic on two hypothetical houses, not an offer, not a quote, and not a payment estimate for any community on this site.

Where the data stands

We publish the gaps too

Research compiled August 31, 2026, builder sources first, aggregators only where a builder page could not be reached. Cost of ownership is the part still being filled in. It comes from the Collin, Denton, Grayson and Cooke appraisal districts, MUD district filings and city PID assessment plans, and it goes up by hand.

Until a figure is checked it says so. We would rather tell you we have not looked than hand you a number we made up.

Three corridors

Where you look changes what you pay

Frisco adjacent

Closest to Frisco and Prosper. You pay for the proximity and the entry price shows it.

Aubrey · Providence Village · Oak Point · Little Elm / Paloma Creek · Pilot Point · Celina · Prosper · Gunter

From $227,999

The US 75 run

Anna north through Van Alstyne. Entry price drops the further up the highway you go.

Anna · Melissa · Van Alstyne · Howe

From $219,999

Sherman and Denison

The semiconductor corridor. Lowest prices in the set outside Princeton, and a commute that no longer points at Frisco.

Dorchester · Tioga · Sherman · Denison · Whitesboro

From $213,999

7 cities sit outside those three and have not been assigned a corridor: Sanger, Denton, Princeton, McKinney, Blue Ridge, Farmersville, Gainesville. Princeton is one of them, and it holds the lowest site built entry price in the whole set. We would rather leave the label blank than invent one.

Who represents you inside the model home?

The builder's registration card has one line that decides it. Writing a name on it costs you nothing. The builder budgets for a buyer's agent either way. If you skip it, the builder keeps it.
